Single-family residence buy & hold investment in Hagerstown.

Purchase price: $81,600
Cash invested: $27,000
Sale price: $130,000

Property valued at $125K - $130K. Currently holding for a refinance and rehab project in the coming weeks.

What made you interested in investing in this type of deal?

Rehab was minimal

How did you find this deal and how did you negotiate it?

I found this deal on market when I was a realtor and negotiated with HUD

How did you finance this deal?

Bank Financing with 20% DP

How did you add value to the deal?

Complete plumbing and cosmetic repairs

What was the outcome?

Low DP with low rehab cost. Was a good first deal.
