Finally pulling the trigger on my first post!  

I just need to pull the trigger and let them go. 

In fact, we don’t pull a trigger on any acquisition unless we have found three or four PMs willing to take the management side of the project.Questions: 1/ Have you (or your business partner) used PMs before in your due diligence?

I have heard of people quit claiming their property to a LLC after closing but could possibly trigger the due on sales clause.  

You didn't post anything that would trigger any mandatory waiting period.

Looking forward to contributing and connecting through the forums and pulling the trigger on my first deal in the very near future.

I had an investor looking at this deal but they did not pull the trigger

Things that would trigger a sale on this property might be the loss of a stable long-term tenant, a major repair coming up that I didn't want to deal with, or a much bigger rise in appreciation that made it worth the headaches of doing an exchange.

These are pretty much my last few points of clarity needed and I plan to pull the trigger on my first property in the next month or two.

Should we wait till we paid off the $48k before polling the trigger?
