If our partner bought the first property exclusively under their names and we "invested" 50% of the down payment, how would we eventually transfer the property under our LLC?

I've created my LLC, transferred to a SDIRA, and am now creating my realtors and investors contact list.

So I will be acquiring a property with a delinquent tenant who has lived there for years with permission, paid very little rent, but made improvements, and who is going to put up one hell of a fight when I show up and inform him the party is over.The owner has handed me the deed and told me to do whatever I need to do to transfer ownership and then take it from there.What steps are required to take over this property and evict this person while respecting his rights and protecting myself?

What do I need provide the tenant to tell them of the change in ownership, lease transfer and security deposit transfer.

The transferring of the deposit is their responsibility.

Could be some confusion ...Deed is transferred at sale even if it's sub2/wrap.  

Here are a couple of questions we have, that we'd love to get peoples' advice on:1) Is it free to transfer a property to an LLC after it is bought?

As far as asset protection, do you guys think it is worth transferring the deed into a LLC and take an additional 1 million $ umbrella policy or is it an overkill?
