Its cash flows about 5k yearly and I have about 100k in it.I haven't lived in KC for a couple of years and would love to sell the property but the building is not FHA approved and I have been told by a few realtors that sales are very slow because of this.My long term plan is to buy and hold single families in my town so I am just fishing for ideas of what to do with this.

When I am looking for a house I always ask my realtor what they think needs to be fixed before it can be rented :)I also look at the surrounding neighborhood houses (if possible) to see if I have missed anything.Test: When you think it is ready, put it on the market and take note of your potential tenants feedback.

Please exclude debt partnership percentage and HML.Lets say I put in 50% and the other party invests 50%, but I do all the work, (find the deal, rehab, use my general contractor, my realtor, etc).
