Hi, does anyone make wholesale offers out of state? I have been using a realtor to submit offers on properties he brings me, the question is about properties I find from individual sellers.

Should I use an agent to submit those offers, or submit the offers on my own?

Also, is the agent traditionally paid by the seller even as a buyer's agent?
Is the commission not a factor in calculating the maximum offer price?
