You might want to look to see if your landlord would introduce a 'jointly and severally liable' clause, and look into worst-case situations if your roommate bails on the rent or violates the lease - you'd both be held liable.

Three years old may be too young to introduce the business to the little girl, but maybe you can find a way to include her in some tasks you do.

I'd say that if you have a contract that calls for no prepayment penalty, he has no right to introduce one now.
