Hi Jay,Thank you for replying, I have been using the Cap Rate metric within various cash flow models while working as an analyst for REITs and boutique real estate investment firms (Multi-Family & Commercial properties) so it is a concept that I have gotten accustomed to over the years.

I want to grasp the concept of wholesaling.

Plumbers, electricians, hvac, everyone but carpenters understand this concept and those people simply get a call "hey, I've got a job for you." 

My model is based on this very concept and providing wholesaled homes at great discount that need to be rehabbed and packaging that with the lenders that will do that, especially if you know what questions to ask the lenders and how to structure the deals.
