Now, before you think I'm a horrible investor, the main reason for the low cash flow is since those houses came with existing tenants, paying rent way under market, and I don't have the heart to remove them or bring the rent to market value, so the wound is clearly self-inflicted, and I could have been doing far better.

I wound up with the pest control guy, a chimney capping company. 

If not documented properly, and it wound up in court, you could end up having to repay all the money they paid, plus other damages, attorney fees, etc.

Others may have different advice, but I say lick your wounds and move on.
