Most of my clientele are based in the west coast in California and Seattle.

Average price in West Houston is around $314k, but wondering if I should look for something in the $250k range.

I'm in the Reno Tahoe area and there are new standards that insurance companies are looking at when considering insuring your property.  It's more than fire prone areas now.  Insurers are now looking at roof condition...

I also lean to it being a location that has produced outstanding historically appreciation but possibly not in as tenant friendly state as CA, WA, OR (so potentially none of the West Coast).

Hey @Jay Ritchie - yikes 😳 If you are near the southeast/west side of chicago, I can definitely recommend you someone that I work with that is reliable and pretty reasonably priced.
