@John Friendas  it's close to the 1% rule which is good, but I would still run the financials on it. 

If you want to run a charity for your relative, then you could just help them with the mortgage, or buy the house from them for a great rate and let them live there cheaply.

My advice would be to find a mentor (the right investor-focused agent can be great at this), continue analyzing deals, run them by your mentor, and then make offers when a deal meets your buy criteria.

Students are so scared they don’t say anything in hopes their family won’t lose it all.After four years of running a deceptive business and getting students locked into deals with them and their employees or associates, the owners are trying to split up and there's a lawsuit between them.
