The house has what the house has, you are welcome to upgrade it with my permission, in a professional manner with all improvements staying but this is a RENTAL not their personal house.You don't upgrade it for their taste but for the future rental value of the house.

And even if they can, they will always see that mess in their mind when looking the house.I also don't recommend letting a potential buyer choose finishes for the house unless you get a nonrefundable deposit that will cover the cost of replacing their finishes with something that won't be their specific taste.

I am sure the Beverly Hills, Rodeo drive, or Santa monica buyer will have different tastes than a buyer in inglewood, eagle rock, or el monte areas.In my experience it has been up to $35-50 to replace roof, siding, exterior paint, landscaping, Hvac, plumbing, and the major components along with the costmetic components mentioned above.
