Most passive income investors chart a middle course of involvement with quarterly or EOY audits, and what I call "Potty Audits" (perusing invoices on their phone while sitting on the toilet).

The numbers make sense on paper there and hoping it pans out.

I talked to my agent and he is telling me:1) If it is a sewer backup - NOT covered2) If the tenant left the toilet running and it overflowed onto the carpet, then it might be covered.Has anyone dealt with insurance on anything like this?

I have seen this too many times , people caulk around a toilet .

Turns out most of the water was for flushing toilets at 7.6 gallons per flush with the old toilets, and I counted between 6 to 8 flushes a day, costing the dollar.

Don't get lost in the weeds with painting and fixing toilets.

There will be a little bit of touch up work needed to cover and repaint nail holes in the walls (she did the place out really nicely but there are a lot of pictures and decor up on the walls)  Other than that there is no damage that I saw when I had to go in a couple of weeks ago to repair a leaky toilet valve.My question is this. 

I worked alongside professionals as a "helper" With pretty much no construction experience, they put me on the dirty grunt work, cleaning rat poop, removing the old toilets, scrubbing down baseboards, etc. but as I was doing that, I was watching every single thing they did, and pestered them with tons of questions on how to do things and different techniques.
