You will likely have a difficult time finding an agent to prepare a low ball offer like that because the likelihood of winning is so low.

The twist is that they are putting out a bunch of low ball offers to determine sellers' motivation.  

How do I talk to a seller if he is represented by a broker and the latter dismisses my low ball offer regardless of how I arrived to it?

And there must be a local paper that publishes the information, it's public record and the public has to be notified.Good luck getting the ball rolling!

Are you going to low ball the seller and screw them out of a good end deal because you want to rehab their home?

I was thinking of buying a property In Waco Texas (the market Is cheap but  should be growing very shortly)  the problem is i need to move out in 3 months so if I'm going to do this I need to get the ball moving soon.  

@Robert Adams  they low balled one of my Dallas properties I just would not sell to them because and I waited a few weeks and got 25k more.but its the power of radio marketing at play.

One I found the 3-flat on the MLS and found out the owner was extremely motivated so I low-balled...and within the hour I was under contract for slightly over what I offered.

I have prepared numerous Schedule E's, Form 1065's, Schedule K-1s and also worked on a couple of 1031 exchanges during my time at the CPA firms.Any advice or resources for getting the ball rolling with real estate investing would be greatly appreciated!
