.- Tell them they'll have to provide you with a copy of their renter's insurance naming you as additional named insured, with a minimum of (I use $300,000) liability insurance, also before they move into the unit.It's not perfect, but it's a start toward a tenant transparency.

In this type of area having just 1 or 2 properties is ok because your tenant base is higher end and more stable

We're new to real estate and would appreciate advice on our current home in Texas and our future place in Oregon.We love our house in Austin and aren't ready to sell, but as a long-term rental, it would yield (from what I understand) negative cash flow, covering principal and interest but not taxes and insurance.

If I were you, I'd pass on this property and look for something else (and I suggest a 3 BR) under $80 that you can put a little rehab into, unless insurance pays your family member a bunch of money and they accept a much lower price.

Keep in mind though along with rehab the turnkey operator is paying all the holding costs generally most if not all turnkey companies use HML loans for their inventory ( thats my Job) and paying taxs insurance utls etc.. so you need to add 10 to 15 on top of the all in for holding costs..
