All they do is pretty much stamp the thing and send it back.

One additional point you need to consider is doc-stamps. 

I have paid big bucks to create the LLC and transfer each property into the LLC including paying transfer taxes or stamps  a second time when I did the transfer. 

You would have a Tax Stamp and Title costs etc. as far as I see...

I have already purchased the land and have the architectural drawings completed with stamp.

I understand the broader demographics of these markets but still very much in the early phases of delving deeper though I must say Cleveland has definitely shown some early appeal.Other Costs - I'm just looking for a general idea of what to expect on this front of things, things such as land tax (if the US has it), Stamp Duty (again if it exists), insurances (required/desired), management fees (I want a property manager in place due to time zones/distance/peace of mind), etc, etc.Finding a Team - This is one of the harder parts, I'm not averse to a trip to America for some research later in the year (if Australia ever opens its damn borders again!)

Prior to renting out our unit we did time stamped photos & provided a move in checklist for our tenants.

Have not had any issues thus far, and I like the "time stamp" that a mailed check that gets "lost in the mail" does not provide. 

The easiest thing for me to do at the time was a T-shirt brand ( AY Asher Apparel), so I started creating designs that would allow me to make products with a print on demand company.

If you under estimate your rehab costs you could and will loose your shirt.
