@Jonathan Watson, I think that is a great post from you to be able to speak to someone's character.

Does it look or feel like marketing.Be brief....don't need a 3 page letter....no one will read that in the age of 140 characters.

I used to get nothing up front but would make sure I was covered for materials and subs and got my profit later usually...Yes, references are a necessary evil and certainly can provide some input into character, I would just make sure that they are actually legit references :-)

These people will be your partners - make sure integrity, character, etc are required values to join the group.

When listing furnishings it only gives me a small space to write and then cuts off the characters, do you all add an attachment and say see attachment?

*on the MLS*There were a few other little tips/tricks/insight we use for ourselves and our clients on stuff like this and I feel like i could write another 1,000 characters on the "perspective" of just this one deal...but i'm aware we've crossed the threshold of "too long".Most of my deals are traditional, light sweat equity buy and holds.

If you ever want to cuss like a sailor and brake your flat screen TV from throwing a fastball through it at the characters in the movie, then this is a must see!
