Writing a lease for room rent vs. entire home

A few questions on one post:

I am using the Bigger Pockets lease template for Boise, Idaho, and the wording on talks about the premises but they are only renting a room, do I have to be specific somewhere or is this assumed?

The three tenants renting are all splitting utilities but nowhere on the lease can I write this, it only gives me the option for the tenant to pay the provider, how do you write that this is split between all tenants? Do you attach an addendum?

When listing furnishings it only gives me a small space to write and then cuts off the characters, do you all add an attachment and say see attachment?

Should I be using a separate lease template for renting an entire house vs. renting a room? 

Do you require tenants to get renters insurance if only renting a room?
