And dare I say that in my area at least the labor force that left in 2008-2009 because of economics left again in 2016-2017, creating a worse labor problem that persists now.  

THAT is the system that is promoted, THAT is Jerryll is talking about, THAT is what I am referencing and THAT is what we are trying to help the BP community avoid WHICH the BP community is vastly frequented by, and I would dare say majority of, exactly those people in varying degrees of that stage.  

But myself, I would never hand them a gun and dare them to shoot me.

My advice to anyone dealing with an elderly person is to assume they may not be competent but don't dare imply they are.

It's the other members who can be insufferable if you dare mention that not everyone's results are so great.

Many of us have become so entrenched in our own beliefs that we project our experiences and opinions on to everyone else, and anyone who dares to have a different experience or opinion is the exception to the rule or dumb/misinformed.  

I have found with my apartment buildings the tenants there talk even if they have moved out to the existing tenants still there.Asset managers with banks and judgement companies have told me people might not have money for the judgement today but will sometime in the future.They inherit money,want to clean up credit,get a better paying job etc.So many times it's a waiting game and the judgement grows in balance plus interest over time.Sure they can always file BK but at least they were pushed to it.I don't feel bad for these tenants.The same tenants who say please don't garnish etc. are the same ones who said "sue me I dare you" and slammed the door.I might not collect right away but I want to send a message to previous tenants that you will be pursued at all costs.I think if landlords didn't give up so much it would bring more dead beat tenants into line.

Investors and buyers certainly have more options in comparison to recent memory but dare I say... some leverage?
