I have found with my apartment buildings the tenants there talk even if they have moved out to the existing tenants still there.Asset managers with banks and judgement companies have told me people might not have money for the judgement today but will sometime in the future.They inherit money,want to clean up credit,get a better paying job etc.So many times it's a waiting game and the judgement grows in balance plus interest over time.Sure they can always file BK but at least they were pushed to it.I don't feel bad for these tenants.The same tenants who say please don't garnish etc. are the same ones who said "sue me I dare you" and slammed the door.I might not collect right away but I want to send a message to previous tenants that you will be pursued at all costs.I think if landlords didn't give up so much it would bring more dead beat tenants into line.
