Said another way, my concern would be my claim is that the smoking is being done in the house while the tenant / guest would argue it is not happening in the house, rather the smoking devices are just laying around overnight which contributes to a slight odor in the morning but not enough to support the claim actual smoking is happening which would be a silver bullet for Lease violation.Let me know if the above makes sense or if I can provide additional information for clarification!

Pot odors will linger long after a tenant moved out, and a lot of future tenants will not like the smell, it is not for everyone, and hard to remove.Stop listening to your tenant and stick to the rules in your lease.

Barking for hours when no one is home would be a nuisance issue, and subject the tenant to possible removal of the animal or tenant vacating...again after a "reasonable" accommodation with regard to timeline for such removal.We also require a current Veterinarian's report on health and vaccination status; animal must be spayed or neutered to reduce aggressive behavior unless Veterinarian recommends against; offensive odors must not emanate from the residence and proper sanitation must be maintained within the unit.

Your policy can require, for example, that you are provided a current Veterinarian's report on the health of the animal; a letter or form from a "reliable" source such as a local medical or social professional verifying that the tenant has a "qualified" disability, and that the animal performs a specific task, or alleviates a symptom related to that qualified disability; tenant must clean up after the animal in common areas; no offensive odors can emanate from tenants residence; and both the vet report and verification of tenant's need must be updated annually.

Hi Stephanie,Pink front door, green ceiling, purple walls.And who knows what quality of workmanship or sloppiness she has.And if she falls off of a ladder are you carrying workman's comp.If the paint is ready for a repaint, it's intelligent to hire a professional painter with professional drop cloths and insurance.The downside is where will the renter live during this (stinky odorous) commotion, and all of the renters belongings are exposed to theft by the painters.Good Luck!
