My questions are;Do I have to take expenses as a deduction in a year in which they occurred even if I do not get income until the following year I have other rental property, but my taxable income on them after expenses is only gonna be about $5000 So is there anyway to roll over expenses to the next year since I cannot deduct the remaining 15,000 and expenses against my W-2 income?

They'll have the same issue with the next buyer and you can always come back in a few months and make them a much lower offer once the property has fallen out of contract a few times and they are extra motivated to sell.

Heck, there are even lenders that will NO DSCR, meaning they dont care what the income of the property is and they'll still fund the loan (at a lower LTV and higher interest rate of course).

I can do that through charging points, but since I'm getting it at a lower rate than you could as a consumer, I prefer to mark up the rate while still being lower than most others in the market.
