However, tenants have not been great, basically late on rent and/or leaving repairs that eat all profits.

.#2 Set a schedule....lets say you work 8-5pm FT job....then you work 6-10pm calling, prospecting 5 days a week and 8hrs on Saturday and 4hrs on Sunday afternoon.#3 That's 32 hours a week for the first 6 months after your FT job. 

I see more and more of these gurus with Facebook campaigns of late and know that they are reeling in people that are looking for a silver bullet that is not coming.OK, I will get off my soapbox :)  

At this point, is it too late to look into having it covered by my insurance? 

I'm not sure if it's too late to go back and change it now or not, but would you recommend land appraisal it at this point, or do I have enough supporting evidence to use 6%? 

When that delivery is late or short though I am sure to contact them saying “hey the drop came and we are missing material, was it ordered or miss at the box store?”
