Homeowner’s insurance claim covered yet tenant’s insurance didn’t cover temp housing
We have a small rental property that had a tub drain leak causing extensive damage to the floor/subfloor. We ended up filing a claim with our insurance. Our insurance covered new floors for the entire house as well replacing subfloor in bathroom and two adjoining rooms. Our insurance did not cover moving the tenants out along with their temporary housing. We had them contact their renters insurance company. They had movers pack-up and store their belongings while all the necessary repairs were made. We also didn’t charge them rent while they were in temporary housing. Our insurance reimbursed us for the lost rent during the renovation/repairs. Now, our tenant’s rental insurance company is refusing to pay for the moving expenses and temporary housing stating that the claim was due to a slow leak and they stated they don’t cover claims resulting from slow leaks. I’m concerned this could come back to bite me so to speak. Does anyone have a similar experience?
