However this is a non-issue for agents that do well, as they have sufficient income and access to capital to purchase properties for themselves no problem. 

People like to scoff at rentals for agents, but they are perfect for college students because there are no inspections or closing times, they just pay and move in.I like the idea of finding an REI mentor, but it's not as easy as most think.

Basically, you have to find a property that needs work, but one that isn't low hanging fruit for a flipper / investor.

Plant an orchard...pecan trees, fruit trees, any other kinds of fruits that more or less take care of themselves.

It's also good to be aware that in those areas, BECAUSE of the list, there will be less lower hanging fruit.

This monetary relief should be a top priority for the administration but so far it hasn't borne much fruit.
