How did you find this deal and how did you negotiate it?

I've refinished wood floors from 1904, and I would find it hard to believe a light sanding couldn't be done to remove shallow cat scratches.

For example over the last four to five years a lot of people went out and bought STRs thinking it was going to be a great investment only to find out that the numbers did not work a year later and needed to try to use it as a LTR to make ends meet. 

I don't think I'll have the time to find something used since I'm doing most of this remotely. 

I don't find even this split worth my time, even as a listing, on my last rental listing I was stood up well over a dozen times last minute!

Finding deals is understanding how to analyze them, those could come from different sources.

I find that most of the time, paying points up front isn't worth it in the end.

Could not find much online so figured I would turn to BP.

I’m not familiar with those markets, but I would suggest finding some meetups and attending as many as you can.

So if you suddenly find a great deal and want to go for it, a tax return showing a massive loss could hurt your pre-approval chances.That said, if you’re not planning to buy anything else soon, deferring the depreciation might not be a bad move.
