Am I missing something as to what happens after the prospective tenant leaves the showing expressing how much they want the unit and knowing the first qualified applicant will get it - yet I get only crickets when waiting for the app and trying to follow up with them!?!

And, there is usually a clause that specifies that if ANYONE who expresses interest in the property during the time of the listing period ends up purchasing the property, a commission is owed to the agent; even if the agent wasn't the one that introduced said buyer to the property (which is what seems to have happened here).
