For the sake of providing a counter-argument:The real estate market has overperformed since 2010, the Fed also started QE during Covid, so saying that you have made more in equity shouldn't be much of a surprise, considering this is one of the fastest run-ups in history.When you say "Cash-flow" investors, you are really saying investors who want "20-30%" of their total cashflow distribution to be during the hold-period, rather than at the end.

Tenant Relations: A property manager with excellent tenant management skills can reduce turnover and increase tenant satisfaction.

If you have excellent (760+) credit, can hit a 1.20+ ratio, loan amount is where it needs to be, it's a single family long term rental and you're okay with (and state/lender allows) a 5-year prepay, low 7s is possible.

I went back to see if I was doing anything wrong and those numbers line up within my excel sheet so really wondering. 

That's the fastest way to get attorneys who are filing frivolous suits to back off.
