The Springfield Real Estate Investor's Association (I'm a member) is a great group of people (a mix of highly experienced and newly interested, but all above-board and ethical--the leadership doesn't tolerate shenanigans) and many in there are invested in Branson STRs (many also have STRs in Springfield, which of course caters to an entirely different market, but their perspective has been interesting).

Note price had already fallen some at that point so it is down more than $70k since market high.  50% rule is a rough estimate that costs other than principle and interest will be ~50% of the rent.  

Applying those principle, focus your energy on doing the preventative things on a day to day basis that reduces the risk of claims from occurring in the first place  (siginign vendor agreeements /collecting insurance certificates) and carry appropriate levels of insurance.

But if you focused on doing things right ethically an the right waay, motivated sellers would bend over backward to reach you.

Keep it simple and make those principle payments.

Its such a good concept, its a shame they choose these business ethics (apparently).
