Plus the guy previous to him I had no issues with, quiet as a mouse.Thinking of kicking him to the curb now that it's rental season (by May 1st, since he will be out by then).

Last week all contents of house were on the curb and the county Sheriff had locked all doors  and posted stickers saying do not enter.  

You did not show us a picture that would effect the rental or sell value based on curb appeal and interior shape.  

Any advice from seasoned real estate investors on low maintance curb appeal lanscaping? 

., curb and gutter already there, in prime location on a main street, easy to connect with city water and other utilities. 

It was less an excuse to visit the property periodically than a method to curb utility expenses.

I personally think the cyclone fence is quite ugly and would be one of the things I would want to remove if I want to improve the curb appeal, but the agent that seems to be familiar with the area advised against it as he says it's desired by renters in the area, if not for the reason alone that they may have a pet dog and it this would be their running around space.

I am wanted to know what some of you have done to possibly unofficially/officially employ these guys to help me drive streets, look for properties that are distress or fit my criteria from the curb in my farm area, and take addresses for me to later contact after scrubbing through them at home.Ideas so far: just feeling this out with several high school/college age friends my wife and I know, a general consensus is that most would be happy to do this for just a full take of gas and if we land a deal they get a cut/flat rate.

The lender wants less of an LTV and also wants accelerated pay down on mixed use to curb risk.3% vacancy loss is not even realistic.

Would this turn people off, or should we go with max curb appeal?
