Does any one have any advise on boot camp style training seminars to help me understand how to acquire, Improve, and hold these types of Investments

What tax estimate on cash and mortgage/HELOC boots?

I'm looking for advice or recommendations for seminars and boot camps on single family and small multi family ( 4-10) unit investing.

If you can't handle stepping in to a grocery store or attending Sunday church service without a dog in your pack, you may need to be medicated and under constant supervision.I'm prior military and a combat veteran.

For off-market deals, you really need to be here or have someone here that can be "boots on the ground" and literally be able to drive areas and identify assets that might be potential deals.

To enforce it, they were pushing a landlord license where you have to pay a fee and list all your properties and then if you didn't combat tenant issues, property upkeep, etc. the way they wanted, they could revoke the license for ALL your properties.

If you have never swam before and are wearing hiking boots it could be a lot different. 

I'm not being combative, its a serious question.
