Hi all,I'm a relative newbie, I just starting establishing systems to look for off market deals (D4$, cold calling with a dialer, etc).

I loved getting the cold winter air come in dring a hot shower. 

Not saying don't look for data, but I am saying, it's more in the comparison of successful properties, not in the cold dry numbers.

Its good to have a crawlspace vented, but less than ideal in winter time when air is dry anyways and cold because you are trying to heat your house.

I once had a conversation with a seller I cold called while trying to buy mobile home parks around Ft Bragg (now Ft Liberty), NC.

Some of them might have knob and tube electrical and I've owned one where plumbing was fine (all copper) but with the lack of insulation in an area those lines would freeze in extreme cold temperatures.

But this same guy replaced a blower motor on our 25 yr old furnace (on a very cold Sunday last month) for $165 (parts) + $65 labor BUT the wife fed him.
