@Grant Leibow according to one article i read this morning it sounded like they are considering Tusla for a 2nd location but not sure if its the same factory or different i.e. batteries.

I have added the following to my lease:-Sink and drain clogs are the responsibility of the tenant-No smoking on the property (it's in the lease but I like to add it to the notes section so they can't act like I never told them)I also have a rules list separate from the lease I have tenants sign that includes any damage or repairs needed must be reported, keep things away from the water heater and furnace, don't flush random things down the toilet, the common area must be free of clutter at all times, report if a smoke detector or CO2 detector is low on batteries.

Electronic Lifts- disconnect the battery if leavingfor long term storage.K.

Hey Robert,We always provide some flashlights in a closet with some extra batteries in case the power goes out.  

Just added the washer/dryer, put in a battery-powered sump pump backup and an alarm system.

We also have a lock box at each house just in case the batteries die in the keypads.

It’s usually in the spring and fall to do maintenance (batteries, turn off the outside water, replace filters, etc. but it gives an opportunity to catch any issues - both maintenance that they may not notice like failing caulk in the tubs, and also anything damaging they may be doing.

Also, think about upgrading the outlet plugs in the private rooms to the ones with a USB charger as well. 

However, since I'm taking ownership on the 24th, I want to do whats morally right, and that is charge rent as of the first day of ownership.The tenant Needs to provide 1 and 1/2 Months security deposit, on closing (bankruptcy court took the security deposit from the previous Landlord). 

We need to replace, fix some doors, some painting, little tile job, replace sump pump battery back ups and outdoor stuff as well, etc.
