I especially agree with @Jay Hinrichs that being brought in mid-stream without disclosure upfront is not an acceptable practice. 

We accept cash, credit, check at any time of the month, for any period of time.  

@Seth Quade how long does someone need to prove they've turned their life around before you would accept them?

Explain why you need them to vacate the property and the benefits of accepting cash for keys, such as avoiding the eviction process and potentially receiving a financial incentive to help with moving expenses.

And there is no way that you can run your business with $600 rents, but that is not their concern.The only way to know for certain if you can achieve those rents is if you put one on the market and test it.Gino

I do NOT accept violent felonies, domestic violence, etc. 

However its up to BP to decide if your posting style is acceptable.

I'm open to accepting lower pay in return for valuable learning experiences.
