Although in the next few years I'll be starting a family and will want a single family home, if I put in the work of finding off market / on market multifamily deal the medium term rents could be insane. 

Unless you are hiring a mega builder who gets insane discount on labor and material, most of your medium size or small size builders should have access to similar cost labor and material. 

This is not applicable to sites like airbnb that collect and remit payment to us.We have had an INSANE amount of fraud in the last 6 months.
