Alternatively, if you want to pick apart my situation and provide me with your two cents feel free to chime in...My situation:Owner of primary residence, one rental locally, self-managed, and one joint venture rental out of Province (I'm in Canada).

@Elliott Davis Alberta is one of the provinces which {still} uses judicial sale, so there will be foreclosures available.

I’m assuming the legality of this varies from state to state, or province to province (for our Canadian friends) but does anyone have any experience with paying down someone’s loan while in financial distress in exchange for putting a lien on the property?

On a side note, such "good" debt is not always in monetary term:  in the province of Québec (and others) here in Canada, the government will pay a aspiring doctor's medical school tuition in exchange for 5-8 years of service in a rural or remote community upon graduation.  

@Mario BoudriasThere is a Canada-wide forum with a sub-forum for each province (NL, NS, PE, NB, PQ, ON, MB, SK, AB, BC) and territory (NV, NWT, YK).I tried to convince our U.S.A. hosts that it was overkill and the Maritime (even Atlantic) provinces should be grouped together, as should the Prairies and the Territories, but everyone has their own sparsely populated forum (much like the population distribution across the country).

I'm a newbie to REI and currently looking out of province specially in Nova Scotia.
