This process keeps it clean and professional, unemotional, and doesn't put anyone in my office in danger.A couple more tips:Always be aware of your surroundings and the risk presented by the circumstances and the other party;If there is even a slight risk of the tenant getting angry, bring a witness.If you can't bring a witness, bring protection;Don't enter the home of a bad tenant where they can secretly attack;Men should never enter a rental with a female when there is ANY kind of conflict because it sets him up for a claim of harassment or assaultThese safety tips are true for unpaid rent or eviction, but should also be followed any time there is any issue that can cause stress or anger for the renter.

City Counsel refuses to make being caught w an illegal gun a felony, you cant even pay bills because of the ransomware attack, and the city refuses to shut off water, and you cant kick a tenant out in rent court for refusal to pay water even if its in your lease.
