In researching the area, I discovered another area investor is rehabbing his purchased properties to convert living spaces (ie dining rooms) into additional bedrooms and also adding en-suite bathrooms to new and existing bedrooms, thus increasing occupancy and cash flow. 

Adding additional bedroom -en-suite , finishing basement and adding garage What was the outcome?

It is a 5bed/2.5 bath main house right now and will become a 5bed/4 bath, with 2 of those bathrooms being en-suites.

Master w en-suite 3/4 BA, add'l 2nd bed, full BA plus detached flex space -perfect home office!
