I informed her the same day that when I put out my garbage a man went dumpster diving as no garbage was left in the home. 

It depends on the market, in my home area I can't justify single family rentals but MF's work... however I've invested in single families in markets where the MF's scared me. 

HiCurrently live in a 1958 home with an oil furnace from 1997 and original terra cotta tile lined flue, which I am told would be a good idea to have relined with a stainless steel liner because the tiles are no longer aligned.

We are buying STR/Vacation Rental homes as fast as they come on the market and killing it on our returns.

Everything should still be done through a title company and you own the home - so you can sell it at anytime and keep any monies if greater than what you have left on the loan

We were forced to have flood insurance on the home and that was the best investment we made because of a storm that wrecked havoc int he neighborhood last year.
