Based on what you shared, if you are competing with wholesalers you are likely in the most competitive price point space on the MLS.

Based upon Akron Ohio market or just NE Ohio in general, what kinds of leverage am I able to obtain reasonably to pursue another deal?

I've thought of 3 different approaches - 1. co-borrow...multiple parties on deed, entitled to % rent & depreciation based on investment, have "access" to property2. co-sign...multiple parties not on deed, negotiate % rent & depreciation based on investment, no legal access to property3. side-deal...parties gifts the down payment, operator must qualify for loan, all other details TBDAre there more approaches/options?

Along with capital gains based on final net sales proceeds minus reduced basis.  

I work with a handful of investor friendly lenders that don't require W2s or tax returns (lending is based on the property not the borrower) but am always exploring new avenues.

Reality is few markets have out performed San Diego in residential ROI and no one should be choosing a different market based on historical ROI.  

RE markets are efficient and based on numerous criteria.
