Do you believe Wesley Chapel, FL, aligns well with the investment objectives of an overseas investor, or do you see other compelling opportunities elsewhere?

Some ranches have closed due to concerns about the water, as when the water table in the aquifer gets low, more arsenic is released, and arsenic levels in well water rise. 

Before I answer, can you confirm that your costs include holding costs (all utilities), transfer costs on purchase and sale, as well as the cost of the funding for the deal?

I enjoy fixing up homes and working as an agent as well.

I’m not seeing any comparables listed or sold in the area recently in this bad shape. the last lot I posted for sale I undervalued it and then asked for a offer most saying “well it’s posted for 20,000” even though after talking to people, I started to see that they would happily pay more than that.

Final comment: meaning this well, but please don't call it underwriting, it makes me cringe every time a newbie uses the term to make it sound like they are buying institutional-grade investments on a weekly basis.

Let’s say I make $4000 a month and am looking at 4 unit properties, to make it simple well say each unit pays $1000 each month.  

These are in no particular order I suppose but all good items to look at when you are trying to understand a market well (especially for the first time!)
