You are absolutely correct about the importance of understand which townships allow STR's, and also knowing the HOA restrictions for specific areas as well. 

Even though they are the expert, you still need to ensure they fit you well.

Well it seems like you could just let them out of the lease, but then you have turnover costs, including time on market to find a new renter- meaning you're going to absorb loss is possibly because of this.

Local isn't always the best, would be happy to connect on the refinance, the purchase and any fix n flips as well.

And if you live in that former replacement the right amount of time you'll get to take a prorated amount of that gain tax free as well.
