@Isadore Nelsonhappy to help - some of the expenses you're missing would be property management, capex, repairs, and vacancy / turnover.so for example - $1000 in rent - you might have $100-150 in property management, $50-100 in repairs, $50-150 in vacancy and placement costs, and capex would be whatever is coming due soon. a furnace, a dishwasher, whatever.it also generally costs half a month to a full month's rent to place a tenant. 

We only have permits for around 3000 units to be delivered by 2025, so there is a real problem which is helping our rents along nicely.

Honestly the easiest would be if you have a family member or a connection that can help you out in one of those spots.

I have used the bigger pockets residential lease for long term tenants but doesn’t seem to be for month to month any and all suggestions would help!

We've looked at our title insurance and home owners insurance and umbrella policy with no help. 

But if you want to go faster, there are two things that will help by getting your foot in the door with house hacking.First, is over time you'll build equity and can eventually refinance and take that cash to use as down payments.Second, if you want to use private lenders, virtually all of them other than family and close friends will want to see a track record.

I've never worn this suit...Thought this may be helpful for people looking for more professional looking photos of themselves without having to take them.
