As far as the acceleration clause: If you signaled your intent to the lender via a phone call that you were going to place title into an LLC that you and your brother owned (or a trust in your brother's name that named both he and you as trustees via a quit claim deed) and the lender went forward, even without agreeing not to call the note due, my guess is that the lender would not try and stop that from happening.

The vast majority experienced foreclosure — 5.4 millionRealtyTrac notes (via North Carolina State University) that: From January 2007 to December 2011 there were more than four million completed foreclosures and more than 8.2 million foreclosure starts ….I couldn't find numbers for Canada but here is some interesting stuff.

HI Siri,A lot of the options that you may consider will involve or is recommended to be discussed with a tax professional.Some options below, option #1 - You can utilize your parents section 121 home owner exemption (up to 500k married or 250k single - cap gains tax free for primary residence if they've lived in the home for atleast 2 of the last 5 years prior) and out right purchase this home from your parents via direct purchase contract/agreement (avoids commissions/etc).This allows your parents to have all the funds tax tree so there should be no capital gains state / fed/ or otherwise on these gains.This allows you to invest with those funds as you live in the home as your primary residence in the meantime (as you had mentioned).

The bank I use will allow me to send the instructions via email, but then will call to confirm amounts and account numbers over the phone using the number I gave them during account set up - not through email.
