., and is bickering the entire time during a showing-- showing up with rude, uncontrollable kids- showing up in a filthy vehicle- calling to tell me they will be late for an appointment because they're stuck in traffic - and I check Google traffic to find out there is no traffic jam - so, they're lying to me- using a relative as a reference- blowing off an appointment (automatic denial - they'd often then call for another appointment - uh, nope)- tenants going through a divorce (they won't end up honoring the lease and there is almost always drama with the ex)- being really picky during a showing - asking if we can change the closet to add another rod, or to change the paint color or can they have hardwood flooring instead of carpet, or will we pay for room darkening curtains if the street lights are too bright - these tenants will be constant whiners.These are all I can think of right now, but are all things I learned about the types of personalities that will cause problems. 

I get really high traffic there.

buying the house and reselling it the way that guy mentioned in the post sounds easier than any or facet of real estate.but1) seems like a shameless plug to drive traffic to his post2) Kind of feels like ripping off people3) If you think about it again it is not really ripping off people if its legal and the tenant-buyer was fine with it...Now I'm rethinking my approach to real estate... anyways I also live in Utah and cash flowing rentals are so very hard to find, Wanna go 50/50 on a property outside of Utah?

Finally, if I have to specify areas of the house to replace flooring, it typically will be high traffic areas like family room and hallways. 

There are issues with congestion on the street and the house is a 3 family.

We saw similar activities again on XXX date.Then we note how this activity inconveniences other tenants, blocking mailboxes and driveways creating excess traffic or causing noise complaints whatever...Then we list the section of the lease that prohibits conducting business in the apartment and say that these activities are consistent with some retail activity and as such are a violation of the lease noting the paragraph.Then we congratulate the tenants on their entrepreneurial spirit but say that we think the best solution is for them to move and offer to waive penalties and fees and return the security deposit within 24 hours of move out if the apartment is left empty and clean (with clean fixtures and appliances), less any past due balances.

I don't want the traffic or added utility expenses.If you choose to permit this person, it's on a approved credit report, and I would charge additional person fee of at least $50.00 a month.

basically if they use the house /apt for part of their business, the tax deduction is up to them and their accountant, as long as they don't have foot traffic in and out.. then personally it wouldn't matter to me..  

Both directions will be closed for the foreseeable future, until they're rebuilt, which is going to create huge traffic chaos. 

I have done the general tactics as everyone else just seems like traffic is very slow.
