:)I've been getting tons of emailed leads from a wholesaler I met 2 wks ago and I've been trying to crunch numbers on the deals they give me (this is just one of the many) but the numbers never seem to work out.

I contacted the tenants in every method that I had from the property manager including call/email/mail/posted letters on their doors to let them know where to mail checks and how to set up online payments.

I got an email from these guys too and I am glad I read this thread! 

I regularly receive text, emails and paper mail, even people knocking on my door from my "utility company" and it's a dead ringer for their letterhead sometimes even, but fake nonetheless.And to be clear is it for sewer lateral (waste line) replacement or the incoming service line of clean water to your rental?

At that point, get their email address and email them all of the improvements that you did to the property.

That's how we "tag" each other on BP, and it send me an email saying someone is talking to me.
