Schedule C if sole proprietorship, K-1 if it's that, etc.Kind of like when you are doing due diligence on a rental property, you might ask the sellers for their Schedule E with other properties and their SSN blacked out, but you wouldn't ask for their full two years of all schedules of their tax returns.One or two months of bank statements will not tell you squat with any reliability.

Both my wife and I are struggling to think of the kind of people in the area who would want to rent a 1,450 square foot house that only has two bedrooms and one bathroom (the half bath in the unfinished basement does not even look usable—and even if we finished it up, its hard to imagine a renter would want to go downstairs into an unfinished basement just to use a nice toilet).2.

That seems pretty steep.I wanted to cash out refinance to a lower rate and use the proceeds to buy more rentals rather than using cash on hand, but now I'm thinking I'm better off just waiting to sell in a year, if the economy is in the toilet still, rates will still be low, and this way I'm not paying fees to cash out refinance AND sell a year or two apart.

It literally smelled like garbage when I walked into the place, the toilets had um stuff...running down the side, couldn't see the countertop cuz of trash, the list goes on, it was awful really, but they paid on time.
