If you are a week from an approval, a new roof expense does not sound right.

When the swamp cooler needed repairing/possibly replacing in one of the units, I asked the tenant if she was interested in getting AC and she said she wouldn't be able to afford the electricity  and preferred to keep the swamp cooler.  

The current owner has owned it for 12 years. 75% of the A/C units have been replaced in the last 3 years.

My questions may have sounded obvious or ridiculous, but Bigger Pockets is always talking about creativity in real estate, so I thought it couldn't hurt to brainstorm.

Your law sound similar to mn state law.

I Just sold a property that I owned for 5 years for 400K and have 2 replacement properties identified.Property A, I have been in escrow for the the last which had title problems and is nearly resolved (at purchase price of 600k) and property B which I am also in escrow for 300k and must close next week.

If they broke the lease/abandoned the property, I would be able to sue them for rent for the remaining lease term for the period I couldn't find replacement tenants (MA requirement that a landlord mitigate). 

We would give them to Mexican brokers who would take them to Mexico and replace them with card board shanties.

You say they were dealt with, but it sounds like they were poisoned and then trapped in the attic, guaranteeing this situation.

Are they looking for multifamily or commercial (sounds like retail if they are looking at malls)?
