As an experienced flipper and real estate Broker, I rely on my network, direct mail, social media and signs on properties I own to find deals. 

They knew me from social events and knew I was competent, trustworthy, and knowledgable.  

(I have social issues, but that is another conversation)Note:  I did not use discounted cash flow, so a real banker would have different numbers.  

We are also going to use social media marketing since social media is a growing platform for self promotion and using Facebook and instagram ADS will enhance our business by reaching out to people with videos and clips.

Here is some additional information:1) I added her name last year as a joint account holder on my credit card to help build some credit history2) She was issued a US social security number when she worked several years ago in NYC as a nurse upon finishing nursing school at CUNY3) She has held a "Citibank Korea" checking account for several years4) She currently works for an international pharmaceutical company here in Korea making decent money (~$USD50k per year)5) We have filed our taxes separately for fiscal year 2016 and will do so again for 2017 and 2018 so that she will have 3 years of tax returns on file6) We currently own 7 rental properties that are all held in various LLC's which are managed by our c-corp.

Profits in the mgmt company will be subject to 15.3% self employment tax (unless you work through an S-Corp or you have a W-2 job that puts you up over the social security limits.2.  

I have a concern that a potential realtor, which has no social/referral connection to me and my social circle, may make favorable assumptions regarding vacancy, capex, location, etc.

There is a tax lien on the property for $137,000 because that is the amount Medicaid covered for Social Security.
