The cons are one the cost of setting one up, which is small, doing yearly reports to the state to keep your status current, depending on how you elect to be taxed you may have to file a separate tax form, and of course getting loans can be a little tougher, but you can do it, the rates are a little higher, the terms a little shorter so cash flow can suffer, you should maintain separate bank accounts and records anyway.

The biggest "con" I found was many sellers automatically think an agent (you have to declare your agent status) has a hidden agenda, either you know something they don't so assume your fair offer is way too low, or don't respond when I leave messages, letters, etc., thinking I'm just trying to get a foot in the door for a listing, not actually buy the property.

Same thing in Multi Family.The best teams I've seen have an asset manager, acquisition manager, a numbers guy who has to love spreadsheets and documents, a PR/ Front Man who can host the webinars, events and education programs, a good funnels/ social media guy and a good office manager who can manage flow.Your acquisition process has to be flawless.

I want to be respectful of local custom and not create tension with an otherwise responsive agent, yet it's personally maddening as I recently found out 3 days after a verbal offer was sent that was already under contract that same day my offer was communicated, yet that was never communicated to me for 3 days and only after I insisted my agent inquire on status.
