There's so much important info you can learn about neighborhoods (and individual properties) that simply cannot be conveyed by peoples' opinions, photos, or even video.As with all parts of due diligence: although you can (and should) seek the input of experienced pros, at the end of the day, the due diligence buck stops with you.Good luck out there!

Because we are within the coastal area, my architect is saying that I need to pay an $18,000 application fee to the coastal commission and the waiting time to be approved is 6-9 months.

I am very data driven and I simply don't see Philly as an attractive destination unless you are -- local, hands on, DIY, don't have prop mgmt expenses, don't pay leasing commissions, get preferred rates from lenders, know a guy who does handyman work, etc.
