Yes, at the moment, I only invest in NM. 

Plans changed and I moved out of state for family/job reasons - pretty spur of the moment.

There are a few heart stopping moments for everyone involved in that story, thanks for sharing and glad it worked out for everyone who did things the right way.

AND my score was 650ish at that moment because I had just bought a car and had lots of credit card debt from some overages on a few houses that I was rehabbing.

I use a consistent format to talk about each document, pointing out "pain points" along the way, and ensuring they DO understand, in the moment, what our expectations are.

because I lack experience with multifamily. my day job doesnt afford me income to buy into a multifamily at the moment. it's hilarious when someone has the resources goes ' well why dont you just do it the way I do?'

Hey @Amber Brown there's some good advice here and the one by @Patrick Britton might feel like a slap in the face but that's because deep down one might feel there's more truth to it than one would like to admit at the moment, especially after investing so much blood, sweat and tears into a venture.Darwin's theory of the "survival of the fittest" always holds true.

I also own multiple properties in VA at the moment. 

But a few times I remembered back to that moment and thought, "yes, I'm happy to have this problem instead of the stagnation and frustration that I had before."
